I think both of those would be too convenient. Unless of course either side had somehow manipulated Nick, without his knowledge, into buying that specific property. If they did then Nick is not a very smart hero. And a dumb hero does not survive long.
The locked door is REALLY locked, where Nick needs specialized tools to open it. It therefore makes it seem as if something important, dangerous or useful will be there. My money is that it's a vault. Maybe just a panic room that could be used as a jail or sanctuary. Or it might have some helpful items, hopefully Wesen related since they lost the trailer.
But to spend time and money setting up a safe bunker/fortress (both on the show and in real life for the crew) that essentially leads straight into the enemy camp is very unlikely and dumb. No matter who would be on the other side, friend or foe, to have that sort of easy access to your home is very unsafe and problematic. Especially for a Grimm who has a lot of enemies and a family to protect.
Nick mentioned Prohibition when he showed the tunnel to Adalind. I'll guess it is where bootleggers kept the hooch. Could be a good place to keep the remains from the trailer.
