If the Kessler sisters were both known grimms, Renard could have been aware for some time that Nick was potentially a future grimm and could have been waiting for his powers to emerge. Which would actually make a lot more sense than Nick just coincidentally working under Renard.
I think it probably was more of a lucky coincidence than anything else. Adalind could have told Renard about seeing a Grimm on the street that day. But would she have known that it was Nick Burkhardt watching her? Would she have known he was a cop and working for Renard? I don't think so. I believe Renard found out when Marie was taken to the hospital and all of the police were there. Adalind would have guessed it was Nick when she went to inject Marie. Otherwise, I think Renard would have sent someone after Marie in Minnesota before she ever came to see Nick.
